What is the Multiple Listing Service (MLS)?
MLS stands for Multiple Listing Service. The MLS Listing System is the largest Real Estate Service used by real estate professionals. It’s the traditional method agents use to find homes for their buyers or to advertise their listings to other agents.
What is the benefit of listing my home with MLS?

Your home will now be viewed by the hundreds, if not thousands, of Realtors helping each other find homes for their buyer clients and direct buyers searching on their own. Listing your home on the MLS is essential if you are serious about selling and are willing to pay a little equity for a buyer.
How long does my home stay on the MLS Listing System?
Your home will be advertised on the MLS and the syndicated websites, ie Realtor.com, Zillow, Trulia, etc. for up to 12 months.

What are the steps to get on the MLS?
Contact us and one of our Realtors will contact you directly and provide you with the necessary paperwork. Return the completed paperwork to the agent who will place your home on MLS within 24 hours. The Realtor will contact you directly and email your listing as it appears on MLS to confirm your home has been placed and also provide a listing number for future reference. Your home will be advertised for up to 12 months. When a Realtor brings you a buyer that results in a successful home sale, you pay the agent a commission.
Will the MLS really work?
Approximately 85-90% of all U.S. homebuyers use the services of a real estate agent. These agents use the MLS to search for homes on the market that meet the needs of their clients and are motivated to sell your home in order to receive compensation. The MLS also compliments all other marketing strategies you are currently using in order to effectively maximize your exposure.
What if I decide to go with a different Real Estate Agency to sell my house?
You must cancel your MLS Listing with us, but our Full Service Listing Department could also offer you services and provide a full refund of your flat fee MLS cost at the time of closing.
What do I need to do after I accept an offer?
You need to inform Derek Greene and The Greene Realty Group of any accepted offers within 24 hours. We will then change the status of your listing to “Under Agreement” or “Active” if you would like to continue to show your home and accept back up offers (noted accordingly on the listing).
How do I advertise open houses?
All open houses announcements are emailed to our office by no later than 5 pm on Thursday to guarantee the open house to appear on the MLS before the upcoming weekend. Any emails received after this deadline will be attended to as quickly as possible.
